Use these figures as a reality-check: an asking price far below the collector rate is a red flag; far above is the market premium — ask whether the area earns it.
What it means for a project
These per-area rates are the official cost-basis for land acquisition and your stamp duty. The areas rising fastest — Bhankerpur +30%, Bhabat +27%, Peermuchhalla +25% — are where the authority is signalling growth. And main-road / PR7 frontage is officially valued above interior land.
The two priciest residential areas — Singhpura and Ramgarh Bhuda — are both on the PR7 / main-road corridor, which the government values above the town centre itself.
